Terms of Service

These Terms of Service (“Terms“) govern your access to and use of theshorelinebk.com (the “Site“), which is owned and operated by 2030 Cropsey Ave Lease Holder LLC (“we,” “us,” or “our“), the owner of The Shoreline, a residential rental building located at 2230 Cropsey Avenue, Brooklyn, New York 11214 (the “Property“). Please read these Terms carefully. By accessing or using the Site, you agree to be bound by these Terms and by our Privacy Policy, which is incorporated by reference. If you do not agree, do not use the Site.
1. Informational Purposes Only; No Offer to Lease
The Site is provided for general informational and marketing purposes. Nothing on the Site constitutes an offer to lease, a binding commitment, or a guarantee of availability, pricing, or terms. Apartment availability, rents, fees, concessions, incentives, amenities, and leasing terms are subject to change without notice and may be withdrawn at any time. Advertised promotions are subject to restrictions; contact the leasing office for details. A lease for an apartment at the Property is created only by a written lease agreement signed by you and by us or our authorized agent, and only that lease agreement governs your tenancy.
2. Renderings, Photographs, Floor Plans, and Descriptions
Renderings, photographs, videos, virtual tours, floor plans, square footage figures, views, and descriptions on the Site are illustrative and are provided for convenience only. They may depict model units, staged furnishings, proposed amenities, or conceptual designs; may not reflect the actual apartment, finishes, fixtures, views, or amenities available; and are subject to change. Square footage and dimensions are approximate. Views vary by apartment and may be affected by future construction. Amenities may be subject to fees, hours, rules, seasonal availability, and completion schedules. You should not rely on any image or description on the Site in deciding to lease an apartment; inspect the specific apartment and review the lease and building rules before signing.
3. Equal Housing Opportunity

4. Leasing Agent and Broker Disclosure
Leasing for the Property is conducted by EXR, a licensed New York real estate broker, acting as our agent. Plaza Management and other agents may also assist with leasing and property management. Nothing on the Site creates an agency or fiduciary relationship between you and any such party. New York State law requires that you be provided with a disclosure regarding agency relationships at the appropriate time in the leasing process.
5. Eligibility and Permitted Use
The Site is intended for use by individuals who are at least 18 years old and who are seeking information about residential housing. You may use the Site only for lawful purposes and in accordance with these Terms. You agree not to:
- use the Site in any way that violates applicable federal, state, or local law, including fair housing laws;
- submit false, misleading, or fraudulent information through any form on the Site, or impersonate any person or entity;
- use any robot, spider, scraper, or other automated means to access the Site, or harvest or collect information about other users or the Property beyond what is necessary for your own housing search;
- interfere with or disrupt the Site, its servers, or networks, or attempt to gain unauthorized access to any part of the Site or any system or data;
- introduce viruses, malware, or other harmful code;
- reproduce, copy, sell, or exploit any portion of the Site for any commercial purpose without our written consent;
- remove any copyright, trademark, or other proprietary notice from Site content.
6. Inquiries, Tours, and Communications
When you submit a contact or tour request, you represent that the information you provide is accurate and that you are authorized to provide it. You consent to be contacted by us and our leasing partners by email, telephone, and text message regarding your inquiry, as described in our Privacy Policy and in Section 7 below. Tours are by appointment and subject to availability; we may cancel or reschedule tours at any time. Building access during tours is subject to our safety and security rules.
7. Text Messaging Terms
By providing your mobile phone number, you agree to receive calls and recurring text messages from us and our leasing partners about your inquiry, tour scheduling, availability, pricing, promotions, and the leasing process, including messages sent using an automatic telephone dialing system or prerecorded or artificial voice. Consent is not a condition of leasing. Message frequency varies. Message and data rates may apply. Reply STOP to cancel at any time or HELP for help. Carriers are not liable for delayed or undelivered messages.
8. Intellectual Property
The Site and all of its content, including text, graphics, logos, photographs, renderings, videos, floor plans, audio, software, and the design, selection, and arrangement of the foregoing, are owned by us or our licensors and are protected by United States and international copyright, trademark, and other intellectual property laws. “The Shoreline” and related names, logos, and designs are our trademarks or the trademarks of our licensors. You may view, download, and print a single copy of Site content for your personal, non-commercial use in connection with your housing search. Any other use requires our prior written permission.
9. User Submissions
Any information, feedback, reviews, or other material you submit to us through the Site or otherwise (other than personal information, which is governed by the Privacy Policy) is non-confidential. By submitting such material, you grant us a non-exclusive, perpetual, royalty-free, worldwide license to use, reproduce, modify, and display it for any purpose connected with the Property, and you represent that you have the right to grant that license.
10. Third-Party Websites and Services
The Site contains links to and embedded content from third-party websites and services, including the resident portal, application and screening platforms, social media platforms, mapping services, and virtual tour tools. We do not control and are not responsible for the content, availability, accuracy, or privacy practices of third-party sites or services. Your use of them is at your own risk and subject to their own terms and policies. A link does not imply our endorsement.
11. Accessibility
We strive to make the Site accessible to all users, including persons with disabilities. 12. Disclaimer of Warranties
THE SITE AND ALL CONTENT ARE PROVIDED “AS IS” AND “AS AVAILABLE,” WITHOUT WARRANTY OF ANY KIND, EXPRESS OR IMPLIED. TO THE FULLEST EXTENT PERMITTED BY LAW, WE DISCLAIM ALL WARRANTIES, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT, AND ANY WARRANTY THAT THE SITE WILL BE UNINTERRUPTED, ERROR-FREE, OR FREE OF VIRUSES OR OTHER HARMFUL COMPONENTS, OR THAT THE CONTENT IS ACCURATE, COMPLETE, OR CURRENT. NOTHING IN THIS SECTION LIMITS ANY WARRANTY OR OBLIGATION THAT MAY BE CONTAINED IN A SIGNED LEASE OR THAT CANNOT BE DISCLAIMED UNDER APPLICABLE LAW.
13. Limitation of Liability
TO THE FULLEST EXTENT PERMITTED BY LAW, IN NO EVENT WILL WE, OUR AFFILIATES, OR OUR AND THEIR RESPECTIVE MEMBERS, MANAGERS, OFFICERS, EMPLOYEES, AGENTS, PROPERTY MANAGERS, OR LEASING AGENTS BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF DATA, USE, OR GOODWILL, ARISING OUT OF OR RELATING TO YOUR USE OF OR INABILITY TO USE THE SITE OR ITS CONTENT, WHETHER BASED ON WARRANTY, CONTRACT, TORT (INCLUDING NEGLIGENCE), OR ANY OTHER LEGAL THEORY, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. OUR TOTAL LIABILITY FOR ALL CLAIMS RELATING TO THE SITE WILL NOT EXCEED ONE HUNDRED DOLLARS ($100). THIS SECTION APPLIES ONLY TO THE SITE AND DOES NOT LIMIT ANY LIABILITY UNDER A SIGNED LEASE OR ANY LIABILITY THAT CANNOT BE LIMITED UNDER APPLICABLE LAW.
14. Indemnification
You agree to indemnify, defend, and hold harmless us, our affiliates, and our and their respective members, managers, officers, employees, agents, property managers, and leasing agents from and against any claims, liabilities, damages, losses, and expenses, including reasonable attorneys’ fees, arising out of or relating to your violation of these Terms, your misuse of the Site, or your violation of any law or the rights of a third party.
15. Governing Law and Venue
These Terms and any dispute arising out of or relating to the Site are governed by the laws of the State of New York, without regard to its conflict of laws principles. Any legal action relating to the Site must be brought exclusively in the state or federal courts located in Kings County, New York, and you consent to the personal jurisdiction of those courts. This Section does not apply to disputes arising under a signed lease, which are governed by the lease and applicable landlord-tenant law.
16. Changes to the Site and These Terms
We may modify, suspend, or discontinue the Site or any part of it at any time without notice. We may revise these Terms from time to time by posting an updated version on the Site and revising the effective date above. Your continued use of the Site after a revision means you accept the revised Terms.
17. General
These Terms, together with the Privacy Policy, are the entire agreement between you and us regarding the Site. If any provision of these Terms is held invalid or unenforceable, the remaining provisions will remain in full force. Our failure to enforce any provision is not a waiver of our right to do so later. You may not assign these Terms; we may assign them to any affiliate or successor to the Property. Section headings are for convenience only.
